Ibiza welcomes thousands of visitors each summer, drawn by its beaches, lively nightlife, and idyllic countryside. But behind the scenes of this Mediterranean paradise lies an issue that affects everyone, tourists and locals alike. It is called illegal tourist rental, and knowing how to avoid it could save you from fines, frustration, and an unpleasant experience.
The hidden risk behind unregistered holiday rentals
As a visitor, you might assume that every home, flat or villa listed online is perfectly legal. However, that is not always the case. Any property in Ibiza that is rented out for short stays without being officially registered with the Consell de Ibiza (Ibiza Island Council) is considered illegal.

This includes not only unlicensed villas or chalets, but also apartments, caravans, and even tents or makeshift structures. Booking one of these can result in unexpected cancellations, lack of safety guarantees, or even legal trouble.
To protect both the quality of your stay and the island’s fragile ecosystem, it is important to book only licensed tourist accommodation.
Why does it matter?
The island currently offers more than 80,000 legal tourist places, spread across hotels, registered apartments, campsites, and private holiday homes that meet the established standards. These accommodations pay taxes, follow safety regulations, and support public services such as health care, education, and local security.
Illegal rentals, on the other hand, operate outside the system. They offer no guarantees, do not contribute to the local economy, and put extra pressure on Ibiza’s resources during the peak season. More significantly, they contribute to housing shortages for residents and increase traffic, pollution, and overcrowding in rural and coastal areas.
In short: by choosing legal accommodation, you are not only ensuring a more reliable holiday but also helping to preserve the authentic spirit of Ibiza.

How to recognise an illegal tourist rental
There are several ways to spot an unlicensed rental:
- All tourist rentals in apartment blocks are illegal. Only detached properties can apply for a tourist rental licence in Ibiza.
- It is illegal to rent out individual rooms. Entire homes must be registered and approved.
- Caravans, tents, or tipis can only offer accommodation if they are part of an authorised campsite.
Still unsure? The Consell de Ibiza has created a free online platform where anyone can check whether a property has an official licence: registreturistic.conselldeivissa.es.
If you come across a suspicious listing, you can also report it through the ‘Línea Verde’ app or the island’s official website: www.conselldeivissa.es/denuncia.

The price of breaking the rules
This is not just a matter of holiday preferences. The consequences of offering or staying in illegal tourist accommodation in Ibiza can be severe.
Authorities are cracking down on unauthorised rentals. In 2025 alone, nearly half of the illegal listings identified on online platforms were successfully removed. Those responsible may face fines of up to €500,000 under tourism laws, and urban planning violations can incur penalties of up to 75% of the property’s total value.
The message is clear: there is no room for impunity. The island’s monitoring systems are working, and sanctions are being applied rigorously.
A new plan to protect Ibiza
This strict enforcement is part of the ‘Shock Plan Against Illegal Tourism’, a multi-year strategy launched by the Consell Insular de Ibiza. Its main goal is to reduce tourist overcrowding, restore environmental balance, and maintain the quality of life for both visitors and residents.
Funded through the Sustainable Tourism Tax (ITS) managed by the Government of the Balearic Islands, the plan will be developed between 2025 and 2027, with a total budget of €22.3 million.
